🏠 THE SPACE The River House occupies the entire first floor of a renovated early 1900s general store and has its own private entrance and deck. Inside, the open kitchen, dining and living area is filled with natural light from oversized windows overlooking the backyard and river. One seating area faces the 75" smart TV, while a second is arranged toward the large windows, deck and river views. The home also has a separate front sitting room with a queen pullout sofa, giving guests another place to relax or sleep. The private bedroom has a king bed, and the home also includes a full bathroom, washer and dryer, fully stocked kitchen and dining area surrounded by windows. Outside, the private deck sits beneath mature trees overlooking the backyard and Chenango River.

📝 QUIET HOURS & SOUNDS OF COUNTRY LIFE The River House is the first floor of a two-story building, with the Movie House vacation rental located upstairs. Each rental has its own private entrance and living space. You may occasionally hear guests above you, although we ask all guests to observe quiet hours after 10 pm. This is a peaceful country setting, so you may hear roosters and other normal rural sounds. The Chenango River is a natural, unsupervised area, and children should always be supervised near the water.

🏫 ABOUT THE AREA Hamilton is a classic Central New York college town, home to Colgate University and a walkable village of restaurants, coffee shops, an independent bookstore, movie theatre, and small local businesses. Our property sits 2 miles from campus and the village center, along a country road overlooking the Chenango River and surrounded by cornfields in the warmer months. Nearby you'll find hiking trails, farm stands, a great regional coffee roaster, and the Colgate Inn for a nicer dinner out. The area is beautiful year-round, with vibrant fall foliage in October, snow in winter, and lush greenery in the spring and summer..
Guest Access
🔑 ENTRANCE & LOCK Guests enter through the side entrance using a digital keypad. The front porch and front door are reserved for the upstairs Movie House. River House guests have exclusive use of the private back deck, mudroom and yard. A path leads approximately 200 feet from the deck to the Chenango River, where guests are welcome to sit, wade in the water and watch for ducks and herons. The river area is shared with guests staying at our other properties. The old workshop building beside the yard is locked. It is part of the property's history but is private and not accessible to guests.
